What is Draw Inspection?

Draw inspectors visit the work site to evaluate current progress against what has been reported. They’re looking specifically to validate that all work items and materials included in a draw request are, in fact, in place, and assist in determining the appropriate release of funds.

What is a Vacancy Inspection?

This periodic inspection is designed to keep you apprised of what is happening at your vacant, abandoned, or partially occupied property and alert you to anything that might require immediate action. This inspection is useful for absentee owners, abandoned buildings, vacation homes, and properties that are rented out.

What are Move in/Move out Inspections?

Conducting move-in/move-out inspections are a standard business practice in the housing rental industry and are used for determining damages caused by the tenant during tenancy and allowable deductions from the tenant's security deposit held by the owner.

What are Drive-By Inspections?

Drive-by inspection is a quick assessment of a property. Drive-by inspection, or quick property assessment of properties are performed to assess a real estate property, such as of by field investigators for out-of-town landlords of rental property.

What are 11 Month Inspections?

Most builders provide a one-year warranty for new construction. Generally during this period the buyer develops a “punch list” of corrections for the contractor to repair under the warranty. Some defects will not be obvious to the untrained eye. It is helpful to obtain our home inspection list of items that will most likely be repaired by your builder. You will be reassured to know that the potential problems were addressed before they grew into liabilities, which could cost you a great deal down the road.

Four point inspections are the tools that insurance underwriters and insurance companies use to determine risk. As you might have guessed, there are four main things that are being examined during a four-point inspection: 1) Electrical, 2) Plumbing, 3) Roof and Structure, and 4) HVAC system.
